BAY AREA REAL ESTATE MARKET UPDATE

The San Francisco Bay Area real estate market continues to show strength as we move through summer 2026, but the story varies considerably depending on location.

San Francisco has experienced particularly strong price appreciation, while the Peninsula remains highly competitive with homes selling quickly. Across the East Bay, conditions are more balanced, with significant differences between Alameda and Contra Costa counties.

Here’s a look at the latest available sales data and what it means for Bay Area buyers and sellers.

SAN FRANCISCO REAL ESTATE

San Francisco continues to be one of the strongest-performing markets in the Bay Area.

According to Redfin's latest available three-month data ending in May 2026, the median San Francisco home sale price was approximately $1.70 million, representing an increase of about 16.1% year over year. Homes sold in approximately 14 days, compared with 18 days during the same period last year.

The city's single-family-home and condominium markets can behave very differently. Earlier spring data showed especially strong appreciation in both segments, demonstrating that well-located and properly presented properties continue to attract aggressive buyer interest.

What this means: San Francisco sellers with desirable, correctly priced properties remain in a strong position. Buyers should be prepared for competition on the best homes, even though individual neighborhoods and property types can perform very differently.

SAN FRANCISCO PENINSULA & SAN MATEO COUNTY

The Peninsula remains one of the Bay Area's most competitive housing markets.

In San Mateo County, the latest available Redfin data showed a median sale price of approximately $1.79 million, up 2.5% year over year. Approximately 514 homes sold, up 3.3% from the prior year, while homes sold in a median of about 14 days.

The city of San Mateo itself was even stronger in the latest available three-month figures, with a median sale price of approximately $1.76 million, up about 13% year over year, and homes selling in approximately 13 days.

Demand continues to favor homes that are well located, appropriately priced and move-in ready.

What this means: Peninsula sellers can still benefit from limited supply and strong demand, but buyers are becoming increasingly selective. Pricing a property correctly from the beginning remains critical.

EAST BAY REAL ESTATE

The East Bay continues to offer buyers a wider range of price points, but there is no single "East Bay market." Alameda and Contra Costa counties are showing different trends.

Alameda County

For the three months ending June 2026, Alameda County's median sale price was approximately $1.13 million, up 0.9% year over year. Homes sold in approximately 17 days, compared with 21 days a year earlier. Approximately 1,080 homes sold in June, up from 1,001 during the same period last year.

Individual cities can vary substantially. For example, the city of Alameda had a median price of approximately $1.18 million, down 2.1% year over year, illustrating why buyers and sellers should look beyond countywide averages.

Contra Costa County

Contra Costa County's median sale price was approximately $843,000 for the three months ending June 2026, an increase of about 2.1% year over year.

Homes sold in approximately 18 days, compared with 22 days a year earlier, while June sales increased to 992 homes from 892 the previous year.

What this means: East Bay buyers generally have more choices than buyers in San Francisco or many Peninsula communities. Sellers can still achieve strong results, but pricing and property condition matter considerably.

THE BIGGER CALIFORNIA PICTURE

California's housing market also showed renewed sales activity heading into summer.

The California Association of REALTORS® reported that California home sales rebounded in June. The statewide median price was $904,640, down 2.8% from May's record $930,260 but still 0.4% higher than June 2025. Year-to-date sales were up approximately 1.9%.

Elevated mortgage rates continue to affect affordability, but desirable Bay Area properties are demonstrating that buyers will still compete when the location, condition and price align.

WHAT SELLERS SHOULD KNOW

This is not a market where every home automatically receives multiple offers. Buyers have become more discerning.

Sellers should focus on proper pricing, presentation, marketing and preparation before coming to market. Homes that show well and are positioned correctly can still generate significant competition, particularly in San Francisco and desirable Peninsula communities.

Overpricing remains one of the biggest risks. The strongest first impression generally occurs during the first days a property is exposed to the market.

WHAT BUYERS SHOULD KNOW

Buyers should not assume that higher mortgage rates have eliminated competition.

Homes in San Francisco, San Mateo County and parts of the East Bay are still selling relatively quickly. Buyers interested in desirable properties should have financing organized before submitting an offer and understand recent comparable sales rather than relying solely on the asking price.

At the same time, opportunities exist. Properties that have been on the market longer, need updating or were initially overpriced may provide buyers with greater negotiating leverage.

THE BOTTOM LINE

The summer 2026 Bay Area housing market remains active, but increasingly localized.

San Francisco is showing substantial price strength.

The Peninsula and San Mateo County remain highly competitive, with desirable homes frequently selling quickly.

The East Bay provides a broader range of opportunities, with Alameda and Contra Costa counties experiencing more moderate price growth overall.
